Spring News Events Communications

4/25/2023

There are several important news topics available:

1] Last week’s Spring Garage Sale was a great success, if you missed the opportunity, we will coordinate with Lake Country in October for the fall event-information will be posted on the News’ site of our web page later in the year.

2] The entry area landscape is nearing completion with the addition of season flowers at the exit wall side. A few additional touches will be added at the main entry to add color and fill uncovered spaces. Work will continue at the landscaped flag pole area with addition of shrubs and ornamental grass.

3] Spring is an excellent time to review your personal gate codes and make changes for security needs. Remember you have availability to set guest & service vendor codes with days and specified times designations for added safety to our community.

4] The entry way-stained concrete areas will be set for a re-do as the temperature remains at a constant 68 degrees. The areas are large enough to divide off a ½ section for staining, requiring a 24-hour drying time. Notices will be sent prior to start, current time schedule is June

5] Common areas both 1 & 2 are available for recreational use, and enjoyment. Feel free to utilize these beautiful green spaces for all recreational & relaxing times.

6] Important, please note all pets require a leash for waking, especially large animals. Also, as a courtesy to all neighbors ensure you clean up any waste along the way. We have been notified of several incidents caught on camera with failure to be responsible. Starting in May we will address violators of the policy that are identified by video, along with an imposing fine. Our goal is never to overstate violations with fines; however, the current situation can no longer be tolerated. Please do your part as a responsible community member.

7] For all Boaters, The Waterfront Community is eligible to join the LCPOA, Lake Country Property Owners Association, and have use of the boat ramp located at the end of Crosswind Drive. Go to LCPOA.Org for additional information. Perhaps the very best of Ramps on the lake!

Important Message / Gate Operations & Concrete Repairs

1/6/2023

To: Waterfront residents
Date: 01/06/2023

Property Paving has located a stamp that is similar with exception to a small adjustment in fan shape size. We can match to the existing design without exceeding a different look. After the concrete is stained there will be little variation in appearance to the eye.

Final concrete pour will be either Monday or Tuesday pending availability & schedules.
The entry gate will be open utilizing the North corner section. Barricades will be remain surrounding the repair portion.  Ample room is available for entry with both cars & trucks. If you are using an old gate remote, there may be a need to stop after entering and walk closer to the communications box for opening. Please use caution & a slow speed when entering.

Upon concrete pouring either Monday, or Tuesday we will need to close the entry gate during the repair time, with a reopen after completion. The barricades will remain surrounding the repair area through Friday for adequate curing.
Tuesday with Trash pickup we will coordinate all traffic through the exit gate until approximately 6PM. Traffic cones will be set to avoid any doubt on entering or exiting.

Please advise all household members of this change along with visitors.

Front Gate Concrete Repairs Update

1/6/2023

Important Message regarding Front Gate Concrete Repairs:  The supplier for the Stamped Fan design matching the existing stamped concrete shipped the incorrect stamp. Therefore, 'Property Paving' is readily looking for the correct design. Unfortunately, the concrete cannot be poured at the entry gate area until the proper stamp is located. Hopes are to finalize today Friday January 6th.

If the finish out does not occur by today, we will utilize a drive over cover for the existing open section at the entry gate making the entry open for traffic. Gate operations will return to normal by night fall.

Please continue to use caution at barricades, and while work is being completed.
We also want to Thank Officer Johnny Gonzales, Ft Worth Police for the security during the last two evenings and nights.
