Please remember the City of Fort Worth has outlawed the use and possession of any type of fireworks within city limits punishable by hefty fines. Happy birthday to our great Nation!

​On behalf of The Board of Directors and the NMI Management team, we wish each of you a Happy and Safe Holiday Season!

Please review the following important communications:
-December is a good time to update your gate security codes. Our system allows for personal entry and vendor/guest codes, each available with time & days for permitted entry to the community. We suggest all personal entry codes be changed at least once per year. For changes or questions, please request via [email protected] or [email protected]
The 2025 annual HOA meeting will be held on Thursday, February 20th, 2025, at Lighthouse Fellowship Church, 7200 Robinson Rd. Dinner will be served at 6:00 PM, followed by a 7:00 PM meeting call to order. SAVE the DATE for this important event!

-On November 20th, 2024 a delegation from our community met with Macy Hill, District 7 council office to review potential landscaping features along the extended Lake Country Road side starting at the Waterfront Common space South to Aves Street. The proposal included sidewalks and grass for beautification measures. As of date, The City has pledged to maintain it regularly and include it in the 2025 Bond Proposal for infrastructure. Hopefully, we will have a firm answer in the Spring of 2025.

-By now you have received the 2025 annual dues request. We pledged to maintain the current dues rate through 2025, we are pleased that long-term planning and dedication to financial measures allowed us to fulfill the promise, especially with escalating costs for services. All 2025 remittances are due no later than the close of January 2025.

-We have received several questions about homes for sale within our community, and the reasons why. We turn an average of 4 homes per calendar year for the past 10 years. Reasons for the turnover vary: Work re-locations, retirement, downsizing, etc. Our community remains a strong sought-after place to reside due to its proximity to the downtown center, community security, and excellent schools. Price averages range in the $250.00 - $285.00 Per Sq Ft, an increase average of over 70% past 7 years.

2025 Financial Planning Update

Many of you attend the annual HOA meeting and have noted the long-term financial planning for our community. We have strived to manage the financial portion of the HOA in the best & most prudent way possible. Our pledge is to have no increases in dues rates through 2025, and we are delivering on the promise made!

In July-August 2025 our Reserve Goal will be met, securing the community with a long-term financial package for sub staining the future outlook over a 10-year period of time. Starting in September 2025 we will reduce Reserve contributions by 50%, allowing the remaining funds to go directly to the overall budget, adding a buffer for the increased costs experienced during the previous 3-4 years.

The Waterfront HOA has only increased dues rates 2x during the past 10 years, while most other HOAs have seen increases annually. Our financial management is one of cost reduction, with creating a 3–5-year outlook on needs. Doing it Right ensures long-term quality with all projects & repairs.

ACC / Exterior Modifications to the Home or Lot

Please be reminded that any, and all exterior changes to your residence, such as paint colors, architecture designs, roofing, fences, portable or permanent storage sheds, and mature tree removals must be submitted for approval to The HOA ACC committee before starting. Forms can be found on the Waterfront web page. Any projects not receiving ACC approval will be requested for an immediate stop pending approval. A complete listing of documents can be found under the Document tab of this website.

Community Updates for the Summer

The HOA wishes everyone a great start to summer with Memorial Day a few days ahead!
We also wanted to take this moment to review several important topics:
1] Gates will be closed 24/7 starting Saturday, Saturday, May 25th, school bus gate openings will be announced later in July for AM / PM open times.
2] Thankfully this year has brought ample rain, filling the lake, along with increased grass, weed, tree & shrub growth. As a reminder, the HOA requires all yards to be grass-covered. Dead shrubs should be removed, & trees maintained with a canopy height of 10 feet. After a couple of years of hard freezes and droughts, we desire to bring back the pleasing curb appearance of yards, along with the common areas. Please help us in this endeavor for spring through fall 2024.
3] Gate entry slowdowns are causing delays and backups to the street due to service vendors not having entry codes. Please ensure all providers are given a code aligned with your residence for entry. You can establish service providers with entry codes that designate a time and day factor for entry, and the same applies to guest codes. This is also a good time to review your personal & HOA community safety metrics by changing your entry codes or adding additional codes for vendors & guests. To update any codes, please email [email protected].  They will need your property address, along with each code you would like updated/added.  Please make sure to notate if the code is for personal use, or vendor, and provide any time restrictions. Help us in the security of the community. 
4] The Waterfront is a pet-friendly community, please utilize a leash while walking your pet. As a general courtesy please pick up after your pet for both neighbor's yards & common areas.
5] Trailered boats may be brought to your residences for cleaning, but cannot be parked overnight streetside or in a driveway subject to sight by neighbors.
6] Please inform all guests to observe the Fire Hydrant Street side, allowing a 15-foot minimum, on both sides of the Hydrant for parking.
7] When planning yard debris placed on the street side for the once-per-month pick-up, we ask that you consider the debris not sitting along the street for more than a week. Please help the HOA in maintaining a high standard for curb appeal.

In 4 weeks, [Thursday, February 22nd, 7:00 PM] we will meet as prescribed by our By-Laws for the annual overview of 2023, and a glance forward into 2024. Each resident has a voice, along with a vote, therefore we ask that you set aside the small amount of time required to be a part of this worthy & informative process.

During prior years I have presented VISION 2025 which is a call to action for your thoughts on the future of our community as it pertains to leadership, such as Board Seats, and Various Volunteer Committees, all vital for the continuation of high standards for The Waterfront HOA. The everyday activities of managing our community don’t occur unless we have dedicated leadership with a vision! It’s important to the community that you are in attendance to hear about this imperative aspect and lend a voice in all important decisions that lie ahead.

Please join us Thursday, February 22nd, at 7:00 PM, Lighthouse Fellowship lobby area, 7200 Robinson Road, as we present the annual ‘state’ of the business.

Community Update

Welcome to the start of our Fall period. As we move into cooler weather, we have scheduled several projects / events that is of interest:

1] Street Sign Toppers are being installed on each street to indicate The Waterfront’s identity. It’s a great addition to the community, one that will certainly stand out, and designating “The Waterfront” as a premier community for the area. Thanks to Matt Aston for coordinating the project.

2] Wrought Iron fence painting {color Black} started Monday October 9th with prep work & final paint by Tuesday > Wednesday. The gates & gate areas will be opened & closed to properly prep & paint, requiring 1 gate closure at a time. Please observe traffic cones that will direct traffic for entry and exit pending what gate is closed.

3] Saturday October 14th, common area 2 {located on Waterfront Drive} will be our annual neighbor Fall get together. Snacks, drinks, and fun will be served. Start time 5:00 PM.

Recently you received information regarding ‘two’ potential adjustments with our Dedicatory of Instruments and Restrictions that govern the HOA.
 
1] Short Term Rentas [STR’s]
2] ‘Rentals’ Section 4:06
 
During the 3rd Quarter Board meeting on Tuesday 09/19/23 The Board vote was unanimous for the following:
 
-Adoption of a 2nd Supplement adding the Restriction for any and all Short-Term Rentals [STR’s}
 
-Upholding Section 4:06 regarding ‘Rentals’ as is - No Changes.
 
The overall goal of the Board is to ensure the Best Quality of Life for our Community and every member. From time-to-time current factors affecting communities are required to be addressed. We Thank You for your support, and input on these important matters.

2023-2024 Gate Schedule for School Year

Monday August 14th will mark the start for the 2023-24 school year. We will have approx. 3 school busses in the community for both AM & PM time periods. We ask that all vehicles obey community speed controls at 25 mph, and watch for busses loading & unloading. As a reminder, all vehicles must stop either in front or back of the bus to allow for loading or unloading when lights are flashing. We work closely with the bus authority to provide safety of all school bus riders.

Opening & Closing of the gates will be based on entry times for all busses, and scheduled as listed:
AM time period: gates open at 6:30 close at 7:30
PM time period: gates open at 2:45 close at 3:30
 
We will adjust times to a shorter ‘open window’ as the bus schedules are defined within the 1st two weeks of school. Driver shortages along with expanded routes make it difficult to determine exact times for now.

July 4th Announcement

Entering into the mid-summer months & July 4th weekend, we wanted to remind you of the following:
-The Waterfront HOA is available to join the Lake Country Property Owners Association for use of the boat ramp located at the end of Crosswind Drive. One of the best ramps on Eagle Mountain Lake. Details can be found at the LCPOA website for membership and boat ramp details.

-July 4th Lake Country Parade is a popular attraction to kick off the holiday. Residents may participate in the event by meeting at Lake Country Church & School parking lot starting at 9:00 AM. Note the LCPOA website for additional information.

-Reminder that Fireworks are prohibited by The City of Fort Worth, and not allowed in The Waterfront Community. We fully support the City of Ft. Worth ordinance, and align with other HOA communities in this mandate. We request all residents to observe the restrictions.
