Gate Operations:
The Waterfront HOA provides strength in community security through fencing, lighting, and automatic gate closures for all entry & exit traffic. Gates are closed on a 24/7 basis with exception to the school year when select open times are allowed for school bus entry.
Security of the community is directly related to each homeowner by maintaining gate entry codes as a top priority. The HOA encourages all homeowners to ensure personal entry codes are used only by household members, while establishing service vendor, or guest codes for all other desired gate entries. The gate operators, and mechanical devices associated with gate operations are maintained on a 2x per year basis, or as needed. With any operational machinery there will be times that a malfunction will occur. Notices will be posted with an expected repair time depending required parts, and service availability. 100% gate operations is the top priority. During each maintenance period worn parts are replaced, along with a specified check list to ensure dependability with operational integrity of the units.
 
Notifications for maintenance or any downtime for gate operations will be posted 7 days prior. Normally only 1 gate is removed from service at a time, allowing both entry & exit traffic to utilize the remaining gate. Safety cones are placed with signage to guarantee safety for all traffic & pedestrians during the work period.

School Gate Schedule

Effective August 11, 2025:
Gate opens 6:30 AM and closes 7:20 AM for morning pick up.
Gate opens 2:45 PM and closes 4:00 PM for afternoon drop off

Communications / Gate System:
The current communications system was updated in August 2017 allowing for Cell, Broadband & Wi-Fi connections. The system allows each homeowner to establish security features, i.e.:
  • Personal codes
  • Visitor / Guest codes with time & day limits
  • Service Vendor codes with time & day limits

All codes are 4 digits, [you choose the codes]. Privately managed via NMI. Security codes are the #1 priority for security of the community and should be treated as such. Each code inputted is linked to your resident, and can be monitored as a security measure with retrieval of all entry information pertaining to your residence 24/7.
 
The system allows for one main phone link, either cell or landline number. We highly suggest a Cell link. A scroll down resident listing is available at the communications box allowing anyone to simply find your name listing and call directly to the established phone contact number having direct communication between yourself and caller at the gate. With verification of the caller’s identification push 9 on your phone number listing allowing entry, gate will open. If no verification can be established, end the call and the gate will not open

Emergency Responders / Police, Fire, Medical
 
The Waterfront HOA maintains a relationship with all 1st responders for the area. Both Ft. Worth & Eagle Mountain departments respond to our community when needed, average trip time under 5 minutes.
All 1st responders have 24/7 access to the community by use of an override key [Knox Lock Device]. Along with this safety measure, both gates have designated Fire Boxes containing a manual unlocking system to open the gates in case of any power or communication box failure.
 
As a reminder, all street parking for residents, guests, or service providers must observe the 15 feet minimum distance from Fire Hydrants at all times.
 
Rear Emergency Gate Exit:
Located on Lakewood Heights streets end, a 10 feet gate opening allows any vehicle type to easily exit in case of an emergency. The gate space has a reinforced concrete footer to easily drive over allowing safe exit to Minette Road. Minette Road exits to Robertson Road allowing complete access to The Eagle Mountain area.
In case of an emergency a Board member or, 1st responder will unlock the gate and direct traffic in a safe manor exiting the rear gate.
 
Curb lanes adjoining the rear exit gate are designated Fire Lanes. No vehicle’s, trailers hitched or unhitched can be parked with a 50 Feet distance from the gate at any time.
 
Requested Main Gate openings for Events:
 
The community no longer opens gates for special event requests. All residents should utilize guest codes to provide entry. Reminder the guest code can be stablished for specified days and time limits.
 
Security Cameras:
The Waterfront HOA utilizes two security cameras at the entry and exit points. One camera captures all license plate numbers on entry, the exit view camera captures all vehicles and pedestrians form a wide-angle view to Lake Country Road. Both cameras are set to operate with night vision capability. Recordings are stored to a maximum of 40 + days.

Backup Power Generator
 
In case of an electrical power failure, The Waterfront employs an electrical generator for back up supply. The generator is natural gas operated, maintenance free, and will immediately start at any sign of power failure. The unit is capable of power supply to all lighting, gate operations, security cameras, along with irrigational control box needs.
 
Power Resource Supply for Electronics

 
In the event of any long-term power outage, electronic charging stations are located on the entry gate column ‘inside gate area’ allowing both USB ports, and 110-volt receptables. An ample number of receptables are available for residents needs.
